Choosing a Manufactured Home Dealer in Tappahannock, VA background

Choosing a Manufactured Home Dealer in Tappahannock, VA

Buying a manufactured or modular home in Tappahannock or Essex County, VA? What to check in a dealer: licensing, site work, financing and warranty.

11/2/2026

If you're thinking about a manufactured or modular home in Tappahannock or anywhere in Essex County, choosing who you buy from is one of the biggest decisions you'll make. Your dealer shapes which homes you can see, how your site gets prepared, how the home is installed and who you call when you have a question later. Here's what to look for in a manufactured home dealer in the Tappahannock area, and how Countryside Home Solutions approaches each step.

Confirm the dealer is licensed in Virginia

Virginia regulates manufactured home sales. Under the Virginia Administrative Code (13VAC6-20-50), anyone buying, selling, offering or displaying manufactured homes for sale in Virginia must apply to the Virginia Manufactured Housing Board for a license. The Virginia Department of Housing and Community Development (DHCD) manufactured housing page explains that DHCD licenses dealers, manufacturers and salespersons, and that these licenses are issued for one year and renewed annually.

So the first question to ask any dealer is simple: are you licensed with the Virginia Manufactured Housing Board? A reputable dealer will answer right away.

Know where to turn if there's a problem

DHCD also serves as Virginia's State Administrative Agency for HUD's manufactured housing program. According to its page, DHCD handles consumer complaints for manufactured homes manufactured, sold or installed in Virginia, and runs HUD-approved installation and dispute resolution programs. HUD's homeowner resources add that if a problem isn't resolved by the retailer or manufacturer, homeowners should contact their state agency, and should keep a written list of issues and copies of their paperwork.

Look at who builds the homes

The factory behind your home determines its construction, options and warranty. HUD notes that each manufactured home carries a certification label (often called a HUD tag) on every section, and a data plate inside showing the wind, thermal and roof load zones the home was built for. Ask your dealer to show you both.

Countryside Home Solutions works with three Champion Homes plants in North Carolina: Laurinburg, Pembroke and Lillington. You can compare floor plans on our homes page, including:

  • The Cameron I 3252-01: 3 bedrooms, 2 baths, 1,577 sq ft
  • The Lavonia: 3 bedrooms, 2 baths, 1,493 sq ft
  • The Vista Villa 023: 4 bedrooms, 2 baths, 1,941 sq ft
  • The APS 528-SL 070, a park model: 1 bedroom, 1 bath, 399 sq ft

Ask who handles the site work

In a rural area like Essex County, getting your land ready can be as big a job as choosing the home. Before you sign, ask any dealer who handles site preparation, installation and the other services needed to finish the job, and get it in writing.

This is where Countryside Home Solutions puts its focus. Our mission, in our own words, is "to provide affordable, quality housing while making the home-buying process as straightforward as possible," bringing together "the home, site preparation, construction, and other essential services needed to create a finished place to call home." Our site setup and support covers everything "from site preparation to home installation."

Understand the warranty

HUD recommends that, before you buy, you understand who offers the warranty, who performs the service, and what is and isn't covered. Ask your dealer to walk you through the manufacturer's warranty in plain language, and to explain how service requests are handled after move-in.

Ask about financing partners

Most buyers finance their home, and manufactured-home loans work a little differently from a typical mortgage. Ask which lenders a dealer works with and whether they understand manufactured-home financing. Our financing page introduces the lending partners we work with. They can talk through loan options for your situation.

Choose someone local

A dealer close to home is easier to visit, understands local land and roads, and is easier to reach after the home is set. Countryside Home Solutions is locally owned and rooted in Tappahannock. Owner James Edwin Woodland was born and raised in Tappahannock and, as our About page notes, has more than 20 years of experience in his trade. He also owns Woodland Construction and Landscape, and his goal is "to provide affordable, turnkey housing to American families."
